Bookings are usually made on request or, if approved by the owner, directly online. The owner can also accept bookings independently and work with other agencies.
No, we do not require exclusivity. You are free to rent your property on other platforms or privately. However, you must ensure that double bookings are avoided and that availability is kept up to date in our intranet system.
If a guest cancels, we take care of processing the cancellation fees and/or promptly look for replacement guests to maintain the highest possible occupancy rate for your property.
Cancellation fees depend on the time of cancellation and can range from 30% to 80% of the booking price. Guests have the right to prove that no damage or a lesser damage was incurred by the owner. Additionally, owners can choose one of the following options for free cancellations
- Free cancellation up to 14 days before arrival
- Free cancellation up to 28 days before arrival
- Free cancellation up to 60 days before arrival
Yes, our platform provides you with full access to your calendar, reservations, reports, and statistics at any time. You always retain control over your bookings and ensure your availability is updated.
Prices are agreed upon between the owner and the agency. The agency receives a commission of 30% of the sale price. If no external booking portals are used, a lower commission (15-20%) can be agreed upon.
Payments are handled as follows:
- The agency collects deposits and final payments from guests on behalf of the owner.
- The total amount, minus the agency commission, is transferred to the owner no later than 1-2 days after the guest’s arrival.
The contract is concluded for an indefinite period. Both parties can terminate it at any time. However, already confirmed reservations must be honored.
Owners must provide official rental authorization and, if applicable, a tax number. In addition, photos and a detailed description of the property are required.
The property must meet legal standards, including proper cleanliness, functioning sanitary facilities, and basic amenities for guests.
